Most mainstream lenders simply don't lend against foreign income, or apply heavy discounts to it that make the numbers look worse than they are. A smaller panel of lenders specialises in exactly this. Marko knows which ones, and what documentation they'll actually accept.
Currency exposure and tax residency both affect the file too, and are worth raising early rather than discovering at approval stage.
Expect a slightly larger deposit requirement and a closer look at how your income is paid and taxed overseas. The paperwork is more involved than a domestic application, but the process still runs entirely by email and video call, so being offshore doesn't mean being out of the loop.
"Marko was absolutely fantastic throughout the entire process. His communication was clear, consistent and incredibly helpful."

Questions about expat home loans
Can Australians living overseas get a home loan?
Yes. A number of Australian lenders lend to citizens and permanent residents living abroad. There are fewer of them than for local borrowers, and their policies differ on which countries and currencies they accept.
Is foreign income accepted?
Many lenders accept income in major currencies, usually with a discount applied to allow for exchange-rate movement. Which currencies are accepted, and how much is discounted, varies by lender.
How much deposit do expats need?
Often more than local borrowers. Many lenders limit expat loans to a lower share of the property's value, and the limit can depend on the currency you're paid in.
Can the whole process be done remotely?
Yes. Meetings happen by phone or video around your time zone, and documents are signed digitally or, where a lender requires it, in front of an authorised witness overseas.
