What these numbers leave out
- How lenders test you
- Lenders check your repayments at a higher assessment rate than the rate you'll actually pay, so the amount you can borrow is usually lower than a repayment estimate suggests.
- Lenders Mortgage Insurance
- With a deposit under 20%, most lenders add LMI. It can be several thousand dollars, and it's often added to the loan.
- Fees and government charges
- Application, valuation and settlement fees, plus mortgage and transfer registration fees, sit on top of stamp duty.
- Your own file
- Income type, existing debts and the property itself all change what a lender will offer. That's the part Marko checks against the panel.
