If your property has grown in value since you bought it, some of that equity can be released to fund a renovation, put together a deposit for an investment property, or roll higher-interest debts (car loans, credit cards, personal loans) into a single repayment, often at a lower rate. Spreading short-term debt over a 30-year home loan can cost more in total interest, so Marko runs the numbers both ways first.

The structuring matters here more than most loan types: done well it lowers your total monthly outgoings; done carelessly it just moves short-term debt onto a 30-year loan. Marko builds it the first way.

That usually means keeping the consolidated debt on its own split with a repayment term matched to what it actually is (a car loan doesn't need 30 years to pay off) rather than letting it quietly stretch out and cost more in interest over time than it would have on its own.

"Other mortgage brokers couldn't help me as being self employed… He made the whole process stress free and explained everything each step of the way."

  • Renovation fundingReleased as a separate split so it's easy to see what it's costing you against the rest of the loan.
  • Investment depositsUsing equity in your home instead of saving a second deposit in cash, if the numbers support it.
  • Consolidating multiple debtsRolling car loans, cards and personal loans into one repayment, on a term matched to the debt, not stretched over 30 years.

  • Your property has grown in value since settlement
  • You're juggling more than one high-interest debt

  • Consolidating debt over 30 years can cost more in total interest

Questions about equity release and debt consolidation

What is home equity?

The difference between what your property is worth and what you owe on it. Lenders will usually let you borrow against part of it, commonly up to 80% of the property's value, less your current loan, subject to your ability to repay.

What can I use equity for?

Renovations, a deposit on an investment property, consolidating debts, or other large expenses, subject to lender approval.

Does consolidating debts into my home loan save money?

It can lower your monthly repayments, but spreading short-term debt over a 25-30 year home loan can cost more interest overall unless you pay it down faster. Marko shows you both numbers before you decide.

Will I need a property valuation?

Usually. The lender orders a valuation to confirm how much equity is available before approving the increase.
